As no other more experienced BM's react ...

 

Maybe this can help you ,but it is dry stuff to read ...,and usual it is common to pay each half of transfer & Tax , however in article seems buyer is only expected to pay the registration .... all depends on your agreement  made between both party's.

 

Keep in mind registration office has their own value of the property, could be higher / lower  than the sale price , but if gov.tax listing  is lower you pay on the agreed price value who is thus higher...

yo have to go to a good lawyer, preferably farang.   It is not expensive but whatever it is will be worth it in the long run.  Never cheat on a lawyer or you may be starting a scammed thread here before long.
