2 bedroom type high floor Unixx South Pattaya with Pattaya Bay View. 53 sq.m. under Thai Name and the condo is not transferred yet. so, you take contract and pay the rest amount to developer directly.

 

price is lower than market price quite a lot, price of developer for this type of unit with similar floor is quote around 6 million up but this unit is for sale only 5.3 million baht.

53sqm?  I looked at a 56m 1 bedroom and thought it was a bit small? Plus 5+mil is not in my vocabulary.  :WinkGrin1:  :WinkGrin1:

Unixx must be designed for midgets and dwarfs... the size of their condos - studios, 1 and 2 bedroom - are tiny, as you mention in your post... OK - if you are planning to spend very little time in the condo and have hardly any possessions - it might work out fine... but I think that most people would start to feel claustrophobic in Unixx sized condos... I lived in a 43 sqm 1 bedroom on Pratunmak for 2 years and with 2 people living in it, and after accumulating stuff/things - it was definitely feeling too small... UNIXX - midgets and dwarfs preferred accomodation in Pattaya... and I mean no offense to midgets and dwarfs... just that smaller people might not feel as claustrophobic as a "normal" sized person in a UNIXX sized condo...

That's the same as the condo I bought.Yes small but it is the biggest condo you can buy there that has that view.There is a magnificent daytime view and an amazing nightime city lights view.The Base near soi Diana has the same size condos as well.I bought in because I wanted to buy in a Raimonland development,and I wanted that view and location.On the plus side,the smaller the sq metre, the less you are paying for the condo.I am living in Sydney CBD now in a similar size condo and it doesn't worry me at all.Your possesions you can keep in the 2nd bedroom,so there is no clutter.Its a 10 min walk to Walking Street so suits me nicely

Must be a lot of people who don't mind the size as that particular aspect facing the Bay were snapped up.But I really wish the developer would have added an extra 10 sqm to each room,would have made a lot of difference

The difference from The Base is that the soi Diana area The Base is in has loads of useful shops and restaurants, is on the baht bus circuit, and the walk to WS is either along the sea or Second Rd with interesting stuff.  The area Unixx is in has less useful shops/restaurants, is harder to get to from Central Pattaya, and the walk into WS is less interesting.  OTOH, being close to the hill for walks in the day would be nice, so it depends what you're interested in.

If you're going to use the second bedroom for your stuff, then the second bathroom seems redundant.  Better to either have the units of a size in which four adults could live, or lose the second bathroom.

Is there a developer website which shows all the floorplans and details please?  Unixx is somewhere I'd consider renting on my next trip (I rented in The Base last trip).

No nice to write such comments in a "For Sale" topic ...

That may seem small "for you" but many people live happy in such sized condos in Pattaya. :)

Also it's a lot larger than many of the units you now find in the most recent condos (40,32, 24 sqm!)

I guess many of us think 53sqm is to small for anything over a studio, let alone a 2 bed but its what's being built now.

As Oukiva says they are building places much smaller, even down to 24sqm.

Whatever we may think about this places size or price it is what it is and the guy is only trying to sell it.

Its neither freakishly small nor grossly overpriced, its just pretty typical of the new condos on offer.

Where are they building 24 m2 condos?  Not at The Base.

And yes, all condos have some value and are worth a non-zero amount.  We might prefer ones larger than those often for sale, but even small ones have some value to someone.  I'd guess that if renting out condos for less than a month really is seriously enforced, the value of small condos will be quite a bit less.  They're OK for short holidays with not much stuff, but harder to live in with all your stuff.

The developers of these tiny places must think there is a market for them, otherwise they wouldn't build them.

Who is that market ?, I have no idea but I do know its not me.

i have a 50 sq mtr 1 bedroom condo with a perfect pattaya bay view. how they manage 2 bedrooms in 53 i dunno

Must be a lot of dwarf and midget BMs (aka height challenged BMs) who are loveN the TinyHouse Pattaya condos... As one BM said - its up to the person buying or renting - and if it is adequate for their needs/desires - fantastic!!... But no, not for me... Been there, done that (45 sqm 1 bedroom The Cliff condo - too small for 2 people on a long term living in Pattaya dealio, not just a vacation)... 22 sqm studio mentioned above - holy shit - I bet you could drop a deuce while cooking a meal on your Hasbro EZ Bake Oven, while catching up on all the news that fits in the PA forum, while watching one of the deplorable channels (like Fox "News") on your SophonFreakN_Cable_TV - without having to lift a buttCheek off the toilet seat - in that unit... Damn, yo!!!

I guess these small condos are OK for Thai people, who prioritise the price being cheap, and the developers don't have a lot of international experience of larger men who find the small condos a bit small.  That said, I've just happily lived a couple of months in a 34 m2 The Base condo without particularly feeling claustrophobic, but I only had a suitcase of stuff, and girls heading off soon after getting up.

Out of interest,how is the noise factor at The Base? even in the Unixx at the edge of Pattaya,i can still hear nightlife noise

The floor layout of the Uniixx can be seen in the OP's picture.They are all 2 bedders or one bedders,except for the end ones which are 62sq and facing the islands

See my reply dated March 13 on http://www.pattaya-addicts.com/forum/topic/310164-vt6-vs-the-base/ and the rest of that thread.  Nightlife noise only a minor issue to me at The Base.  I'm happy to answer any other questions!

The floorplans of the Unixx condos are available in the brochure that can be downloaded about three quarters of the way down http://www.unixxcondo.com/2014/project.php .  I'm just having a look around now.  On a quick look I think my biggest issues with Unixx are the small size of the smaller condos, and the lack of anything interesting in the area immediately around the tower block, ie restaurants, shops, supermarkets etc etc.  But Jomtien is much more accessible than from The Base, and of course baht buses are easy to catch all the way up Second Rd.  Getting to the hill for daily walks seems easy as well.  It's a shame Unixx doesn't seem to use the very top floor(s) of the building for a rooftop pool like The Base does, and of course the balcony is small.  How does access work to the small garden area on a high floor from which this pic was taken?

Is it possible to exit out of the back of the Unixx land eastwards to quickly get to Thappraya Rd, the big road leading to Jomtien?

What are the the wifi internet arrangements in the Unixx condos please?  Is there building-wide wifi or is it just whatever the owner has installed?

The 2 small Garden areas are accesibile at floors 37 and 42 I think.It would annoy me if I lived at these levels as anyone can have access to your level and just walk around,where as the other levels are all swipe card restricted

I'm glad the pools aren't on the roof,as that means less half naked men in the lift going all the way to the top floor.Plus,if you already have the view in your condo,then you don't really need the rooftop pool.

Did'nt even realise there was an exit at the very rear of the buiding,will have a look next time I'm there.As for the WIFI they have it in the lobby only,which is annoying when you go down there  and everyone is sat around all zoned out on their devices,and you are there to pick up your girl.

The trouble with only having the view from your own condo is that the angle is a bit narrow.  Being able to go up on the roof is nice because you get a much wider view.  I won't post pics of The Base roof pool here because it would be misleading, but there are loads of them all around the web.  Most of the marketing pics of condos in The Base start with roof pool shots, because to many people that's the highlight of The Base.

I didn't write that there was a rear exit - I asked if one existed, and my guess is that there isn't one.  One of the annoying things about The Base is that similarly there is no rear exit directly to LK Metro or soi Diana.

I understand about wifi - same arrangement at The Base, lobbies also full of people on devices.

On reflection I think I prefer The Base, because the area around there has more of the shops and restaurants you want, because of the roof pool views, and because the condos are a little larger.  OTOH the rents asked in Unixx are a little lower, the pool areas look better in a ground floor sort of way and being close to the hill for a daily walk would be nice.  However, I'll keep an eye out for Unixx, and perhaps rent there if the price is low enough.  I've wanted to read about Unixx in my thinking about where to stay next time, and it throws a good perspective on the VT6 v Base debate on the other thread.
