247 Boutique Hotel or August Suites Hotel?

Hi all,

For my trip in November for 16 nights I have narrowed it down to two hotels. The "mini suite" at 247 Boutique hotel or the "executive suite" at August Suites.

I definitely prefer for the location of 247 hotel but there 20+ age restriction is abit annoying just incase you end up wanting to take a 18-19yr old stunner..prefer the rooftop pool but it does look abit small...hotels quite new and has good reviews. Suites look good. I have read the beds are hard though.

August Suites exec suite looks great and have also seen some great reviews. I have read on here though that it's getting abit tired and worn out and the air con is loud.

I have previously stayed in Page 10 hotel which I liked but not staying there this year as I have read that there is a lot of construction happening on Soi 10. I have also stayed at Intimate hotel which I liked but my mate thought the pool was a bit too deep to relax in so not staying there this year either.

Whats better guys? 247 or August and why?

Never stayed there ,but there is a review of 24/7 in this section somewhere.might give you more idea.

Some people have reported the walls at 24/7 are very thin...ie you can hear the 'activities' in the room next door. I've booked a deluxe room in August for August.

There is a big empty lot right behind 247. There is a newly built road running through it. To me it looked like construction could happen there at any time.... but I have no idear what the plan is with that lot. Just saying since you said you didn't like construction.

i have been 247 twice now and once during the construction.

First, the hotel is nice, on the newer side, clean, nice rooftop pool and friendly staff. It is a good hotel overall.

I had a room initially close to the construction and it was loud! They were at the point of doing some really loud hammering and it went BANG every 10 seconds. I complained and got a new room on the other side and I never heard a peep from the construction and all was fine after that.

247 wins it on the grounds of location (I spend most of my time around LK Metro area).

I've stayed at both 247 and August Suites before.  247 is definitely in a better location, and the hotel is relatively new and well maintained.  I wasn't aware of the 20+ policy last year and brought back a 19 year old with no problems, so I'm not sure how strict they are on that.  August Suites has much larger rooms and a nicer pool, and is closer to Soi 6 if that's more your thing.  The one downside is that 247 has gone up quite a bit in price since last year, but still a good deal really.

Thanks guys

Does August Suites superior rooms and deluxe rooms have much difference between them? How big are the balconies in both these rooms?

Also to go to Walking Street does the baht bus take you straight down central pattaya road onto beach road or would I have to walk down Soi 7 and get the baht bus on beach road?

you could jump on from second road and loop around. But, the driver will charge you more. (driver will stop at a certain point and ask where you going)

Or just walk down to beach road and jump on a baht bus then. But the walk down from 247 gets tiresome after a while.

You do know that the Soi Buakhao baht bus goes to WS too right? 247 is like a third of a soi from it. It goes down Soi Buakhao and makes a right at South Pattaya Road. Get off when you see the police booth... otherwise it will loop back up Second Road.

Stayed there for 6 days back in March. I preferred the rooms much better than Areca but having to sign up every time to use wifi was very annoying. Breakfast across the street at honey inn was good the one time if was able to wake up for it.
