Hi. I'm thinking about renting a condo here in Pattaya long term. 1 year lease. Are there things to remember when renting a condo long terms so you have your ass covered sort to speak. 

 

Don't want to rent with an existing electric bill there and so forth......

 

If I'm correct, I'm renting from a Thai so.

 

So. How can I go about it so I won't get scammed.

 

And this applies to the DEPOSIT as well.

Currently paying 8,000 a month in Pratumnak, great location and service from the office.

Thais never sign long term.

If the landlord insists on a contract try and negotiate a shorter term, I would aim for three months.

 

Check electricity rate. Government rate is 3.5 baht a unit. Make sure you get the bill so can pay at 7/11.

 

My water is 40 baht a unit. I assume a unit is one cubic metre. 1000 litres.

 

Make sure it is clear who pays maintenance fees and how much.

 

Same same TV/Wifi.

I had a tenant who was having finance problems who needed to move out of one of my apartments I found him a rental in Sombat condo for 8,000tb a month but it was a very very basic room i think the deal was 6 month contract .

Use one of the reputable real estate companies in town such as Alan Bolton at the Avenue. The agent fee is paid by the owner and assures you get fair treatment. The units may rent for a bit more but it's worth the peace of mind.

I did not pay a deposit. Instead I told my landlord I would pay my one year lease in two

instalments. 6 months/ 6months. My landlord is an English guy, very nice, no issues.

This is the second time I have come here for a year. When the air-con needs service

(dripping) he sends a guy around next day, he pays for it.

As mentioned above you want to make sure you are paying the government rate for

electric and water of you will be paying double to the landlord. I use my air-con liberally

and pay about 1,200 baht a month average. (800 winter/1400 summer) Water bill

around 152 baht a month.

A couple more points, when selecting a condo don't pick one close to the building

entrance, especially if that is where the motorbike/scooter parking is. Also before

committing stop buy at night to make sure you don't have a karaoke/bar speakers

blasting outside your window. I found my place on line and dealt directly with the owner.
