Condo For Sale

I'm putting my condo on the market and the price is for 1,150.000 Baht

 

Here's more info on the property:-

 

The condo it on the 5th floor and it is a corner unit, which is the only ones with a side window over looking Pattaya.

 

There’s also a working lift so you don’t need to use the stairs.

 

The condo has a Scorpion door fitted with a 12 point locking system

 

KITCHEN

 

Kitchen is a European type and has a built in oven, hob, extractor, sink and fridge / freezer.

 

The kitchen units are the kind you would get in Europe with a black granite worktop.

LIVING AREA

 

The sofa was custom made to fit into the corner with a glass coffee table.

 

The bed is made from dark wood with a high quality mattress with a fitted protector and all brand new bedding

 

There are two bedside cabinets with modern lamps with power points and two way light switches.

 

There’s two wardrobes that has 3 sections per wardrobe which one could be taking out and replaced with a desk / table and a few chairs.

 

There’s a TV cabinet with a LG 42 inch LCD TV.

BATHROOM

 

The bathroom walls are tiled in white and the floor on black with a contrasting mosaic border.

 

There’s also an extractor fan and a shaving point in the bathroom.

 

We also installed polished black granite tops and shelves.

BALCONY

 

On the balcony there’s two sunbathing chairs and a small drinks table and there’s also 2 power socket and all the plumbing done for a Thai or western washing machine.

 

I’ve also just installed a brand new balcony blind in blue.

The condo has a Scorpion door fitted with a 12 point locking system

 

Low energy Spotlights has been installed through out the condo.

 

The condo has its own 3BB line running direct into the condo.

 

There’s a high-pressure pump and water filter system install feeding all the condos water points.

 

Aircon has just had a full service and the guy is coming this week to change the filters on the water filtration system.

 

There’s also a working lift so you don’t need to use the stairs.

 

Condo dimensions - 8.00 X 4.00 = 32 squire meters.

 

There's also a communal swimming pool

PAPERSWORK

 

The title deeds are in my own name and I’m registered on the Chanote and I also have a blue book for the property.

 

The property is in Spanish Place condos which makes it close to everywhere in central Pattaya.

I remember the thread where you went through the modernization/rebuilding process when you bought this place.

 

Though not for me I'm sure that anyone who buys it will be delighted by the quality of the works you did and had done and also by the well planned layout and fittings.

 

I think your asking a very fair price for it and am sure it will sell very quickly

Yes i did a thread on the full project on another forum and i'm selling the place for less than it cost me to do....

 

everything is perfect in the place and its a turn key walk in property....

Looks nice. I have a friend seriously looking for a small condo in S Pats, Central Pats or Pratumnak. He has just gone back to UK and wont be over again until end of Jan for 2 weeks and asked me to shortlist 2 for him. He is looking to finalise a deal in a 2 week window (and leave it with his Thai lawyer to finish it off) when he comes over and I know he has cash in place as I helped him open K Bank account. But of course may be gone by then.

Nice small place, Can i ask why do you sell it ?

 

 

We have moved to the dark side into a house.

 

We are renting at the moment with an option to buy ... but i'm not jumping into anything as yet.

Nice looking apartment looks like you have put a lot of quality items in it and as it is in a foreign name (you own it) good price IMO.

 

A good rental prospect.

Also i've just found out, that up that until April next year the transfer tax has been reduced from 2% to 0.01% so another incentive for someone to buy.

Looks great value for the quality. Good location,can walk anywhere.

 

I'm sure you will sell it fast.

 

Yes the transfer tax has been reduced. Took me by surprise. Bought a house 5 weeks ago for 5.3 m . Took the cash to pay the transfer fee as instructed by lawyer and my 50% of the fee was a staggering 265 baht.  The seller was so shocked he said he'd pay it all. lol.  That was a bonus.

Lazalad two points:

 

(1) It looks like a really nice condo and fitted out to a top Euro spec at a very good price;

(2) There is a thread running which is rightly critical of the poor quality of some of the advertisements - your 'ad' is (in contrast) really good, one of the best I have seen.

 

Good luck with the sale, it looks like a good buy for someone.

Yes i tried to cover every point and the best way is to try to answer all the questions that's going to asked while writing the thread.

 

Same again with the photo's take as many as you need.

 

I see many ads and look at them and think if they can't be bothered putting in the time it takes to list everything and show plenty of photo's, how can they expect to sell...

Yes mate no problems, we got it from Home Pro.

 

Sets it off very nice... i tried to get something to match the sofa but couldn't find anything so i went for the one in the photo's and it works well..

If the condo was in a brand new building in the centre of Pattaya then the price would be more that double the price, in fact triple..

 

The complex is ok and i've never had any problems at all over the time i've owned the property.

 

As a owner in this complex i would say i know most than any other falang as my girl gets on with all the management team that work in the office and she was offered a job there a few years ago.

 

So she talks to all of them often and fills me in with all the latest info.

 

A few years ago the old management teams was voted out and a new team was made up of owners / residence.

 

Since this has happened the sun smile hotel has purchased the spare land and is making a restaurant at the SUK RD end and plans to make a hotel at the top to match the bottom end just like the photo's:-

When the old management team left they also left Spanish condos with a few problems but everything have been sorted out like new water mains have been installed from SUK RD into every building.

The hallways have been tiled and around the lift and the lift has had a full service.

 

The road needs to be sorted out which Spanish condos in conjuntion with sun smile have purchased all the materials for do the road but when they closed it off last time and started to do the work the heavens opened and Pattaya was flooded so it need to be re scheduled for another date.

Hey, I might be interested. I'm in Pattaya for the next 2 weeks.

 

I'm mulling over buying vs 6 month to 1 year rental first (and then looking around at somewhere to buy when I have more time as I am based here). I'll be back in Pattaya from July. Can you PM your details or to say what day is convenient to have a look, sometime next week if possible,
