New Restaurant in Town "JEFFER STEAK" 89Baht

Hi, Guys, `Ive just found great little Wine Bar and Cheap Steak house.

 

Called WINE VILLAGE and JEFFER STEAK is INSIDE.

 

Check out some of these prices...I was very impressed.

The place is Small and has only 6 tables ( Downstairs ) but it has AIRCON and the place looks upmarket.

 

It is also a WINE Bar...

 

The meals are not BIG as you can tell by the prices - But the Quality is very good.

 

I had Chicken in Pepper sauce with Frys or Onion rings with salad plus bread all for 87 Baht

 

The Chicken was the best quality I have tasted in town....

 

Water is 20 baht and Ice Lemon Tea is 45 Baht ( No Colas - etc )

 

I can't see it lasting long as the overheads in this place would be very expensive ..

 

So go there and check it out.

Royal Garden, GF, 2nd Road entrance, almost under the Ripleys aeroplane.

They must be paying rent up in the 100's of 1000's of baht.  I know a girl that has a small kiosk in Central Festival Mall and she's paying near 100k for her little patch and I have a friend that had a telephone shop in Tuk Com paying near 100k also.  The land owners have the retailers by the balls and won't stop squeezing.

They had a pretty similar pricing before as well but never seen much occupancy.

I have a friend with a chain of optometry shops all over Thailand who says she will not locate in Pattaya due to the rental structure here with the owners.
