Budget Room  -  590 baht/night
Small but cosy 13 sqm rooms with large bed, aircon, hot water, safe (big enough to fit a laptop), free high speed Wi-Fi, refrigerator, 32” flat screen TV and a little balcony. These rooms are on the side of the building so are quiet but have no view.

Standard Room Type A  -  690 baht/night
Comfortable 16 sqm rooms with a large bed, aircon, hot water, safe (big enough to fit a laptop), free high speed Wi-Fi, refrigerator, 32” flat screen TV and a little balcony. These rooms are on the side of the building so are quiet but have no view.

Standard Room Type B  -  690 baht/night
A good layout makes these rooms feel bigger than their 13 sqm. These rooms have a large bed, aircon, hot water, safe (big enough to fit a laptop), free high speed Wi-Fi, refrigerator, 32” flat screen TV and a wardrobe. These very quiet rooms are on the inside of the building and have no windows or balconies.

Superior Room Front  -  990 baht/night
Big 24 sqm rooms facing Walking Street which are great for people watching from the balcony, but can also be a bit noisy. These rooms have a large bed, aircon, hot water, safe (big enough to fit a laptop), free high speed Wi-Fi, refrigerator, 32” flat screen TV, wardrobe, sofa, coffee table and a kitchenette with microwave, kettle, sink, plates, bowls, mugs etc.

Superior Room Back  -  990 baht/night
Big 27 sqm rooms at the back of the building which are quieter but don’t have much of a view. These rooms have a large bed, aircon, hot water, safe (big enough to fit a laptop), free high speed Wi-Fi, refrigerator, 32” flat screen TV, wardrobe, sofa, coffee table and a kitchenette with microwave, kettle, sink, plates, bowls, mugs etc.

wow - looks real nice, especially the last/bigger room fronting Walking Street... wished I had this option when I first moved to Pattaya last April, although staying at Secrets and Galaxy Suites turned out to be good/comfortable/nice as well... nice to have the option of brand spankN new rooms... speaking of which, also saw a new hotel that opened across from Secrets - went to their nice looking coffee shop, but it was closed (not open at night)... checked their rates, and they seemed OK as well... so new options in the Walking Street area... good for BMs looking for a place to stay in the middle of the ACTION, which was exactly what I wanted the first several weeks of my stay in Pattaya, before I moved to a condo in Pratunmak... 

 

again - and sorry to sidetrack in this reply/POST, but the rooms look real nice... like the safe that can fit a laptop... that is a real nice touch, despite all the threads about how unsafe hotel room safes are... I always use/used them in all the hotels all over the world where I stayed in the past when they were available, and fortunately never had problems (that I noticed)...

My pleasure. The bar and the guest house have separate entrances and the short time rooms and the long time rooms share reception but are on separate floors and you need a key card to access the long time floors to keep the short time guests and the noise away from the long time rooms.

Sorry there's no restaurant but both Roo Bar which is literally just outside the door and P72 less that 10 meters from the door both do good breakfasts, and other food.

Just booked a superior front room for september........no hassle for booking....no deposit..... but had to pay full amount when booking.....looking forward to my stay....cant beat the location.....good luck with the guesthouse johan......

I recently stayed at the Walking Street Guest House in the Superior Room Front for 2 nights,Friday the 6th and Saturday the 7th of March.

 

Arrived around 1800 hours to a smiling and helpful reception staff,who then escorted me to my room.

 

I booked the Superior Room Front room,good size room,with a balcony overlooking Walking Street.

 

Everything in room all new.

 

Nice size bathroom and very good water pressure from shower.

 

Double power points everywhere,I counted 12,handy these days for phones,tablets, laptops, charging camera batteries etc. Even noticed one in the bathroom that had a protected cover on it.

 

2 TV's with cable,and a fair sized safe.

 

Fast  Wi-Fi with no drop-outs.

 

Brand new air-con.

 

Housekeeping did a good job with there clean 2nd day,each received a tip.

 

Being in the front room,you do get some noise,but the second night I was asleep by 2am and the noise did not keep me awake,I enjoyed my stay at Walking Street Guest House,and would stay again,underneath the Guest House is Sweethearts A Gogo,a no hassle for drink go go with good music and well priced drinks and friendly staff,was in there on both nights,have to say they have a very good line up of girls at the moment,a few regulars I chatted to agreed.

Rooms look very nice, optimum choice for a Walking Street guy, I even think of booking a room for STs and when I'm too lazy to go back to my main hotel, did that with Soi 6 and it was awesome, see you in July.

Just be a PA member. There are a lot of good discounts with the card, including in sweethearts, so I think it's a good idea to get it though.

Have you come up with any long stay rates yet ?

 

If so what are they and do they include water, electricity and cleaning + sheet changes daily ? or are these extra, if so at what rates ?

 

Also as these are the current daily rates are they going to drop during low season or are they currently low season ones and will rise later in the year ?

 

Sorry for all the questions but they do look fantastic rooms, especially the large ones for a long stay.

Thanks, that's always been something that's annoyed me when travelling as, apart from my passport, my laptop is the most valuable thing I leave in my room and in most hotels I can't lock it up so wanted to make sure we didn't do like that too.

 

We have and we give 20% discount on reservations that are 30 days or longer (can not be combined with the 10% PA discount).

 

That's all included, you get the same service as someone staying shorter.

 

Too early to tell but at the moment we have no plans to lower, or raise, these rates but if our occupancy rate goes down in low season it's quite possible that we'll try a discount to see if that helps getting it up.

It looks great, but I almost dropped it. I found your website on Google, and it looks great, but it needs those bathroom pictures. I don't like the small bathrooms in the standard rooms, and those were the only bathroom pictures on Agoda, so I kept looking. Now I see that the superior looks much better, so I think it should be on the website also.

 

I'll go ahead and book now :)
