 My thoughts exactly, my condo is a 128 sq m, 2 bed, 2 bathroom, 2 balcony corner unit and it sure doesn't feel huge to me.

  24 sq m is a prison cell.

I stayed in the building before. It's new and nice. There are a lot of farangs in the building. The studios are small, but I don't know why you need a huge room anyway. It feels like a hotel room with a kitchen. I love the glass wall so you can see into the shower.[emoji6] A couple of notes... the jacuzzi is not heated. It is not super close to Walking Street. Timing it, was about 15-20 minute walk. Also, the building is sort of off a deserted street with one other building.

A balcony seals the deal for me!  Some of the photo's show a balcony, maybe the OP has one and is not shown?

All studios in my Novana Residence Condominium no have balcony. Balcony have only one bed room units.

Hello taylor1975! Nearest baht bus from my condo have on Third road (Sai 3) and Thapraya Road. Third road is little bit closer then Thapraya Road. Baht bus route on Thapraya Road goes on Second road, Jamtien and all over Pattaya.

it looks a great condo for the money,i would rather pay more and have at least 40 sq metres,myself, as for being 950 metres from W/S is that as a bird flies ?looks more like 1500 metres to me !
