Try one of the the Deluxe Sea View rooms at Sandy Spring on Soi 13.  2000B or 1700B if you join the Membership Club (350B).  The rooms are a bit dated but come with big balconies with decent sea views toward WS.

Baboona beachfront Living... comes to around 1600B. One problem though - it is not gf.

Yes definitely baboona . Near Soi 2/3 on the beach road.

The delux rooms top floor of hotel front the right side room think it's 304 faces the Pattaya sign and beach best view.

Bit noisy with baht bus every few seconds beep beep but great room and hotel.. No pool cafe restaurant very average rooms great

Baboona is very gf or it was when I went two years ago ... Things must have changed

Sandy Spring for me every time.

Just choose the "New Deluxe Sea View" rooms.

Looks ok but they state safety box in the room on the 6th floor only I take it that is the suites, are the rest behind the reception.

I only stay in the "New Deluxe Sea View" rooms. These rooms are not suites. I believe I have only stayed on floors 6 and 8.

So, I cannot speak to the other rooms.

Yes, in room safes and of course boxes at the front desk.   The combo has served me well.

VT6, but depending on when the building work starts on the WS side you may not want to stay there, and at least half of the Central Festival side's view is obstructed by the Hilton. Also you need a high floor.

Dancewatchers 25/987 is about 2400 for a night i think, but i'm staying there for 12 night so i got it for 2000b, it's less in low season.

The Central Festival side is also classed as the 'cool side', presumably because it gets less direct sunlight.

Here is the balcony and view at night -

greetings.  i will be a first time visitor to pattaya in february - frequent visitor to the Philippines and advanced on philaddicts board.  i want to see what the fuss of pattaya is all about!

in the process of reserving  room at sandy spring.  the new deluxe seaview rooms are not available for my dates, but the deluxe seaview are.  the deluxe according to the email has a balcony and safe deposit box.  anyone with experience there know the difference?  (besides 200 baht cheaper.)

from the posts i am assuming this is one of the 'right' areas to stay for a first time visitor?  i am completely clueless.

I think they have renovated some of the deluxe seaview rooms and some aren't. Renovations were just removing carpets a paint but nothing great. Great place to stay though. I would 8 days before arriving join their hotel club as after 7 days you can get 300baht off per night.

Enjoy

Concur;  the only difference between these two choices are that the rooms were renovated.

Carpet is gone and replaced with tile, new furniture, new mattress, new flat screen and the lighting is now reset into the walls.

This has made a dramatic change to the lighting scheme at night. I'm a visual guy and I like the how the new lighting shines off

their brown bodies now.    :GoldenSmile1:
