One Rai of land for sale with Freehold Title Deed (Chanote Or Nor Sor 4). Here is some basic info taken from the Siam-Legal website concerning Chanote.

"This type of title grants the holder of this document the full rights over the land. To deal with or use to the exclusion of others.

This One Rai of land is located in the Bueng Kan Province(Bung Kan). The district name is: 'Seka'. The city name is: Pong Hai. It is located about 9 Km from Route # 222 . This land is right on the small dirt road which is expected to be paved(concreted) next year. Half of this road is already paved. The selling price is 575,000 baht. Land prices have gone up dramatically through out Thailand, especially with the rubber tree boom. Many or most of the land in that area does Not have a true Chanote but Nor Sor Song (2)...The land prices are ALWAYS higher if you have a true Chanote.....This Nor Sor Song (2) document entitles the holder to occupy and USE the land for a Temporary period of time. This land for sale is mainly for a family who wants to build a house and live there. It would be good for a Thai-Farang couple who are secure in their relationship. It is not really farmland as there are many new houses being build every month. There are over 12,000 people living in that immediate area and around 2,000 houses. Also the police office,dentist,ATM, and hospital are right there too.

It doesn't look like many are interesting in buying land....maybe spending their money on buying more pleasurable things...always money well spent...IMHO

If you are interested in viewing the land, the Thai owner is there now, home for Songkran. She has the Chanote with her. She is willing to reduce the price for a quick cash sale, as she wants to use that money to buy some land with rubber trees. Thank you.

Just a question. It seems that this plot is serving as a paddy field for now. I do not know the RULES in Thailand but in many countries you need to reclassify the land from agricultural into residential before you can build anything on it. And in a lot of countries it is a fairly hard process. I suspect it's the same in Thailand. Is it so?

This land is located inside the city limit.  This land is already approved for a house to be built upon. This land has a full Chanote and is NOT classified as agricultural land. There are other types of land where the gov't.  has allowed Thai people to use it for farming ONLY  and permanent structures, like a big house, are legally not allowed to be built. That is why if your interested in land, I would recommend, and most lawyers would agree, that you only get land that has a full Chanote. You usually will pay more money for land with a full Chanote but it is the only true and complete title to land ownership.

It might be possible to arrange for the buyer to give a down payment and to make payments for several years. I can give more info in Thai or English.
