Are guest houses the answer?

Very discouraged with hotels in Pattaya. Many of the ones between 2nd Road and Beach nowadays seem to charge outrageous prices and more often than not seem to be near some construction site.

 

Are guest houses the answer?? Can anyone recommend a very nice room that is SPOTLESSLY clean, with a modern bathroom, and as near Beach Road as possible? Does such a place exist??

Well there are many in our area such as ourselves and Chow soy and a couple of brand new guest house just opened in our soi, who are always busy as the new ones will be.

10 mins walk to the beach, we have clean new rooms such as this and Chow soy has its own thread on here.

Try widening your area of search. There are some great places in Soi Lengkee...a few minutes walk down Soi Dianna 

 

Have a look at this review          JW House Soi Lengkee          

 

You can use the pool next door for 50 baht per day  but everything elseis great and only 600 baht per night.

 

Further away from beach Road but right next to LK Metro. You have bars, good food and cheap prices.

There are some that only employ words for the purpose of disguising their thoughts.

Personally, I always stayed in a Studio Condo. Walking Street is only a short Bath-Bus ride away, but the Studio Condos are much nicer than Hotel Rooms.....

Try Dancewatchers.com; they have Studio's in Pattaya & Jomtien.....

China Garden in soi Lenkee - 4* rooms at guest house prices....700thb low season.

 

If you want a hotel - Nova Gold is a good 4* hotel around 1200thb lowseason.

When I see the size & quality of some of the guesthouse rooms for 600-750bt, I'm amazed people want to spend 2000bt or more on a hotel room.

To a degree this is a fair argument. However it would also be fair to say that there are many guesthouses that you wouldn't wish on your worst enemy too. This is where forum info' can be so useful as there are many very high quality ones available.

 

The "main" downsides" can be as follows (although i do not speak for all)

 

1. Cleaning and linen - check that is is frequently done. Good ones will bad ones maybe not.

 

2. Ease of access - this is often a major "issue" for some people. Whilst for many walking through a "bar" to get to loom is not something they want to do.

 

3. Facilities i.e. pool, elevator, restaurant (breakfast inclusive)

 

More directly at the OPs question I would suggest that you look at places such as LK Metro. Guesthouses would be at a bit of a premium down near Beach Road as it would be tough to make them both competitive and cost effective there.

 

Here are a few examples, all of which I would happily recommend and all of whom are forum members/supporters - this is not intended to be comprehensive.

It depends on your budget. While I have stayed in a guest house (the excellent  China Garden), I usually stay in a 4 star hotel because even at 2000THB, it is just over 40 pounds and offers a gym, swimming pool, breakfast and a more luxurious experience.

 

The great thing about Patts is there is high quality accommodation to suit all budgetary requirements.

If you don't care about a swimming pool ( can use just about any hotels for 50 to 100 Bht) or breakfast included ( can find a great breakfast at good prices anywhere in pats) then guest houses are incredible value compared to hotels.

Often half the price of a comparable hotel room.

Been suggested many times before on the forums, but think about booking a decent hotel for 1 or 2 days to start with and then spend a day hunting around for what suits you, depending I guess on what time of the year your visiting. Obviously going to be harder to nail down what you want in high season.

Take a Room in Soi LK Metro, i always stay in I-Rovers, best place to be.

 

Every day Room service, friendly Staff, good prices, 24 Hour Security, the Girls just must let the ID Card on the Counter no extra Fee, and they have the best and cheapest Breakfast in Town, so waht you want more!!!

I figure the difference in price can be easily 1000Bht/day comparing a solid, reputable guesthouse to a solid reputable  hotel without losing any comfort in your room. I'ld rather spend that 1000Bht where and when I  want, and eat and swim when and where I want. But that's just in Pattaya, anywhere else in Thailand I go for a 3-5 star hotel/resort with all facilities..

I have stayed at Nova Gold/Centara/NovaSpa/PBR/Sabai Lodge/@Mind/LK Ren/LK Empress...check the hotels forum.I posted a review of all of them about 6 weeks ago.

exactly, after a 2 month vacation, that's $60,000 baht in my pocket for extra fun. Have stayed at nice hotels for shorter trips, and enjoyed them, but now it is not economically feasible for me.

Beautiful Warn from JW House. A good and a beautiful friend; the reason that I don't rent any rooms there is because of the shame full chicks that I'll bring on day broad light...

One downside to guesthouses for me has been the quality of the bed/mattress.  Some of them are hard as concrete.  Pretty good for fun, pretty horrible for sleep.

Check out Whitehouse condotel, soi 13 between beach rd and 2nd rd. Low season 1250 baht, peak season 1500 baht. Stayed there 9 times and have booked for this Xmas/new year.

Tried to get into this place last May as a walk-in but was fully booked. The rooms look great on their web page as does the rest of the hotel.

Guest house suit the more experienced Pattayorite, there is a more informal feel, good banter and atmosphere, the best part of being involved in Canterbury Tales for me has been the characters and the friends I have made, we have our own daily forum with many who have been regulars for years and newbies can always pick the brains of the long termers and expats.

As for the rooms we have grown to 25 since 2005 when we opened and have budget small rooms to big rooms often bigger than the average Hotel so something for all budgets and I am of course always around to help and not totally business like,like the Hotels.
