Advice needed for soi 10 hotel "The Stay"

My hotel experience in pattaya is limited to 3 nights at the queen vic on soi 6 and about 70 nights over 3 trips to Page10 on soi 10. I really like Page 10, but I think I need a change. I used to get the 44 sq m studio room for 1600 baht a night including vat and service charges. I can pay nearly the same across the street at "The Stay" but I'm not sure what to do.

 

Page 10 has a huge bed, balcony, and a great fucking shower. I have never had a problem bringing a girl back, and the staff is always ultra polite and helpful. Over the last the 3 years, the bedding has become stale and crispy, the mattress is a little uncomfortable, the bathroom floor drain in the shower doesn't drain all the way due to pitch and sometimes stinks, and the wifi is not that good at all.

 

I looked at the pictures on the website for the stay, and I have read all the reviews on agoda. The room is 2 sq meters smaller, and that is no big deal. I can't find anything wrong with the stay, but I am hesitant to pull the trigger just yet. Has anyone stayed there and can offer any advice? Joiner fees? Stupid rules? Crappy service?
