Took these off bahtsold if anyone wants them.

 

the guesthouse seems cheap.........11 rooms.........however i noticed the wallpaper in the rooms .......not a good look

Located soi 3, 2nd road across from big “C” shopping center
Hotel is in 2 units each consisting of 3 floors.

We are a nice cozy 11 bedroom guesthouse and 24hr bar with Gold rooms, Silver rooms, Deluxe & Standard rooms located on soi 3, beach road with very helpful staff, we are in an ideal location as we are very close to the big c shopping center & supermarket with lots of shopping etc and restaurants all just a 2 minute walk away.

Every room has Air con units, hot water kettle, cups etc for tea or coffee facilities,fridge,t.v , electronic safes, free Wi-Fi and internet in all rooms.

On the bottom floor is a good sized Bar with a kitchen in the back, pool table and a desktop PC for customers to use.

Guesthouse is running and been trading for 3 years + with a regular clientele basis so the new owner can just take over and continue. Existing reservations and clientele included. Also all email, Facebook, websites accounts, Trip Advisor & CCTV are all included.

I dont like the reception area either,i hate it when they have all their housekeeping stuff lying around.

but 11 rooms has potential i suppose,doesnt say how much the rent is though,thats the prob.

 

i suppose they'll be 500 baht a night rooms too.doubt you will get more than that,i think that area is saturated with rooms too.

 

Rooms need to be renovated it seems,........my opinion.................overpriced.

Nice investment for anybody with good head..Throw in a million bt to refurnish the place and set up the website for bookings. Full house, you will raking in 5,500 bt overnight.

Well here's one that caught my eye.........a VISA COMPANY !

I have images of myself on TV just like PAUL from EASYVISA ,me in my pink wig shouting "if i cant bend over forwards to get you a visa,no one can !!!!!

Well at 40,000 baht a visa sounds a good business..........but competition is high now,as well as paperwork,and you really have to keep up with rules/regulations etc......sounds very complicated actually.

I guess your buying the goodwill of this business and i guess training if you dont know what your doing,otherwise for the 1 million baht they want ,you'd start your own if you knew what your doing.................MY OPINION..........NO, unless your VISA EXPERT.

5,500 a night? only if a full house at 500 baht x 11

I never said full house every night, some night i said... 70,000 bt ??? Too much me thinks... Better to own the place outright.  Say it is half full every night, 2500 bt x 30 days = 75000 bt , only 5,000 bt profit, that will be gone by the time you get the electricity and water bill and the cleaners wages...

Yes your right........there is a 24 hour bar/cafe downstairs but doubt that pulls in much..........the only thing to do would be to renovate the rooms and charge more.............

This will need big money to fix..Look at everything inside is a dump..Shit furniture--Paper thin walls--Crap beds and I'm sure Water leaks and plumbing trouble....

  Could not Pay me to stay in this dump...

 

  Go to Immigration in Jomtien and right next door is a Visa Shop..Get you Teerac a Visa for Iceland or Russia..55555  Paul King gets upset if anyone else trys to steal his business..He would have to perhaps drive an Older Mercedes Benz? 

  It is a Good business if you can put up the length of time to get established...

Providing it was Full All the time which is Impossible and a rent of 70,000 a Month...Really just why would anyone be interested in this loser?

Bar/guesthouses generally run on the premise that rooms cover expenses so the first beer sold is profit. One popular place in LK metro covers all costs this way but does view itself as a "bar with rooms" as opposed to a straight guesthouse.

Since you want to live here with your boyfriend and make a living I would advise to Think outside the box as far as a Business goes...Guesthouse--Pussy bars--Fish and chips are High Risk areas but here is where Most Fail...

  There are Many things short on here and hard to find..A Quality SECURE Storage facility is just One idea..With Millions taking Holidays here and Plan on returning they have No place to put there scuba gear--Golf Clubs--Motorbike or Furniture...There is One I know of but it is far away and not easy to find..It is also FULL up...

This is a good idea but I recall seeing such a warehouse type storage place near Tony's Gym ?

Yes I think something like Kennards or Storage World would do good,very high cost to start up of course building garages and the like but maybe worthwhile.

Metal structure sitting on Cinder Blocks..German Shepard to protect the place at night enclosed by a barb wire Fence..Video camera around the structure...Swipe Card entry with password to let the renters in..One Man staff during daytime to sign up new customers and send Bills out for Pmt Due each Month....Different sizes units...

  Staff alone is ONE person not a bunch of girls that bleeds a week each month and bitches that there are no customers during Low season so run off to another bar...

  Only decent one I'm aware of is on Highway 7 far away from the center of town...100 Units at $25.00 a Month paying One Staff and Dog food for German Shepard your Night watchman and for those 3 Months Late on Pmt the Lock is Cut and contents auctioned Off....

Large units for a Bike in the USA are expensive..25 Dollars for a small unit..Most people live or rent a 28 Sq Ft Studio and have no storage space..None and they return 3 to 5 times a Year...Each time they Buy New stuff then sell it..No Place to store Nothing...Metal Building of 300 units would be a nice addition to Pattaya..With a forecast of 25 Million Tourist next year and rising each Yr why this has not been started is beyond me..

  I'm Retired so don't need a Job or extra Money or I would do it..
