Diana Estates - big deposit in advance

I've booked a room at Dianna Estates for a 30 day stay in November. After I gave the guy in Soleil de Siam the 10,000 baht deposit he informed me that when I arrived in November, I would have to pay an additional 13,000 baht for the room. This means on my 1st day of my stay I have fronted up 23k baht for a 1 month stay in a 13k baht room.

 

He said I would get the refund when I left after electric, water and linen had been deducted.

 

It seems a bit high for money up front, just wondered if anyone else has stayed here and is this normal?

It's the way they operate unfortunately.

They are OK, you will get your deposit back, just make sure you agree the electricity and water meter readings with the Soleil de Siam guy when he shows you to the room. that way he can't rip you off at the end of your 30 days.

Thanks for info. I've never heard bad reports from there but was surprised at the level of deposit. Just thinking about it, by the time I pay elec, water, cleaning, taxi and duty free, there will only be about 5k left, handy for cash in hand for my next trip.

Sounds like a normal business practice to me in place in the world. 1 month in advance and 1 month deposit in advance. Very normal.

I have stayed with them before and it is how they work but booking that far ahead you would have been able to get in at Diana Oasis, same estate but better apartments.  I am with them now and they don't want any payment until I check out.  Cost about 21000 a month but this includes breakfast up to 11 AM, really look after their customers so well worth the extra IMO.

I've booked with Oasis for June but they're fully booked for April thats why I'm trying to book with Siam but they never reply

 

With Oasis i didnt have to pay any deposit or anything upfront either

Not for a 1 month stay it isn't.

Thanks for that, I overlooked them as when I called in there they have always been full. Might try and get them for my stay in 2014.

Go with Soleil. I was in the same position as you last year and decided to book with Pro-Pro instead, which also operates at Diana Estates and offer almost the same quality on the rooms as Soleil. But the staff are really rude at Pro-Pro and i did not get back my deposit of 5000 baht so a big warning on Pro-Pro. I would recommend Soleil though, nice kind staff when i walked into their office to buy wifi connection.

Soleil de siam seems to have very strange booking-rules. If you book one month, it has to be like this:

1st May - 31th May.

 

It cannot be for for example:

14th May - 14th June,

many different operators in diana estate.

 

diana-oasis are top  of the bunch     they do like a 5k baht deposit in advance for elec,water etc.

meters always read and fair charges. rest of deposit always returned.

 

ditto  o soleil    and pro pro     just more upfront money.   its just business.

 

 

great place to stay.

For me they replied just fine. But this strange booking-policy is not good, because it is unlike that I arrive just when a month starts.

I've tried to book with them many times but I never get a confirmation or a reply so I just gave up on them.

hah, now they sent a correction email, that you dont have to be renting from the beginning of the month and they were sorry to give wrong info before.

I will have a look at their rooms to see if they're worth the bother when I stay with Diana Oasis in June
