Want to find the ideal hotel near Walking St

On my first trip, thanks to this forum, April Suites was a great selection for a hotel. For this upcoming second trip in mid-March 2013, I'm looking for a hotel within a 5 minute walk of Walking Street. I've read info from this forum, Agoda, and Trip Advisor for the hotels listed below. but some of the bad reviews (if truthful and not exaggerated) was a turn off :

Baywalk Residence

Galaxy Suites

Grand Hotel

Jasmine hotel

Page 10

Pattaya Bay Resort

Sea Me & Sea Me Too

Secrets

I am looking for the following in a hotel:

1. Within a 5 minute walk of Walking Street (up to 10 min if great value; but heavily prefer 5 min)

2. Little to no pest problems - I can't sleep thinking creepy crawlers are lurking

3. "Useable" free wifi in-room

4. Nice enough to bring a guest to the room & Clean

5. 1500 to 2000 baht per night preferred (up to 2500 baht if great value) - a 4 star at a 3 star price

6. Noise level good enough to sleep - I'm a moderate sleeper so doesn't have to be library quiet

7. Adequate lighting in the bathroom and bedroom

8. Adequate water pressure and hot water

9. Joiner friendly (should be a given)

Items that I can deal with if inadequate or non-existent are:

Quality of swimming pool or jacuzzi, if any

Quality of gym, if any

Room Service Availability

Staff Attitude

I appreciate your input, especially from the more experienced guys that know this place comprehensively.

Thanks

Thank you for the response. Want to confirm if the Grand has problems with ants, dirty carpets, walls, and hot water consistency in bath?

Thanks

I was perhaps being a little sarcastic, I admit I have only stayed at Areca once but am booked again for Feb and Sept trips, I have used budget hotels for the last 3 years but with the demographic change due to the people using those places and the ability of that hotel to deal with many factors, I have gone "upmarket" again, well in my opinion.

This hotel was fabulous, catered to late awakening because of the "night before" they treated my partner with respect, the room service was great at a reasonable price, there is 2 pools a gym, well do the research.

After one night out my girl and I had to make the effort to leave the hotel after meals in room, playing in the pool and eating in the restaurant (OK it was not cordon blue). It will do for me and my girl, she loved it.

No I think that was a few CC moaning about things.

I am booked back in for part of my Trip next Month as WS is my Hunting area and within 5 Mins I can be Banging away in my own Room.

As I said get the High Floor Rooms

I have tried all of the places listed except for sea me, I like page10 and Pattaya Bay Resort but they are not exactly 5 mins walk from Walking st (not much more than that however), both have excellent staff, the pool and gym at perhaps a little better at Page 10, although neither are overly impressive but then page10 cost a little more than Pattaya Bay Resort.

Both very clean, page10 is a newer hotel and you can see it.

Galaxy has nice rooms but that is about all as far as facilities go, the staff are OK, clean enough.

A lot of stairs and no lift, OK for me but some of the girls were not happy about this.

Secrets, the rooms and the hotel are fairly basic, staff OK, the short fat English guy that runs the bar downstairs (and I presume the hotel also) does not seem to care if you enjoy your stay or not.

A lot of stairs and no lift, etc.. (as above).

The grand has been recommended, I had no complaints about the place just does not rank as a favorite.

I did not like the Jasmine for various reasons, although the staff were amongst the nicest I have met in Pattaya.

As mentioned you should look at P-72 also and if you do decide to forgo a swimming pool, gym and room service*, but want a nice room take a look at the p.enthouse rooms at The Vault, I have seen some reviews on this forum if you want to look them up but I liked this place and the rooms were great for a party, plus come with their own PC, showers big enough for several people at the same time and a small Jacuzzi (big enough for two).

*It does have room service kind of, if you email the guy that runs the place with a list of what you want in the room, he will send one of the girls out for it before you arrive.

P-72 is on walking street and meets all your needs, I think it's 1200 baht

P-72 rooms can be booked for as little as 600-800baht a night but I don't think would meet the OP requirements. P-72 is a good cheap option is you want to be slap bang in the heart of the action but the rooms aren't that nice, have that old smell of damp and can be very noisy (some directly overlook Lucifers). It's still a good back up option if you turn up late in Pattaya and are only staying 1 or 2 nights.

Yes, SPA is correct. I will be looking for a hotel with similar quality as April Suites but closer to Walking Street. I've narrowed it down to Page 10, Baywalk, and Grand. Thank you for the info all.

Have you got more pics of the Grand? I'm tossing up between that and Galaxy Suites for my next trip. Apparently Galaxy has softer beds but the rooms appear smaller and no window/balcony.

With Galaxy having no balcony it means I might smoke less, but apparently smoking outside gives a nice view of the change rooms in Heaven Above.

Location is my number 1 priority.

Maybe a little more baht upfront, less pain later. (bugs, dirty room, rude staff). I have yet to find a better hotel then the Pattaya Marriott resort & spa! Outstanding location! Great pool, and grounds for relaxing the day away. Best breakfast buffet. ( you could almost live on one meal a day) hence less baht for food. Great staff. (even with two girls, all you get is smiles). Wow factor of the rooms always gets a positive response from your girl.

Look in this thread

Note that there is no safe in rooms on floors 8 and under. The 9th floor have safe in rooms but are little bit more expensive, and last time I visited one, the furnitures where a bit old.

The hotel doesn't look very nice in the entry, but all delux room have been modernly refurnished (see pictures).

There are other pics in my TR 6 unusual girls... ; Sharing the good things ; BR step by step. I'm lazy to repost them. Please browse the reports and don't look at the girls on the beds (note that the crappy rooms on these reports are not Grand hotel)

May I know what are the reasons? I am booked to stay here for my coming trip.

Rooms very very very smelly. Seems that something is coming from the walls. Something between moisture and dead body.

Towel are absolutly awfull

Mattress are a lot to soft. Usualy they are to hard in Thailand, but this time, they look like 20yo mattress.

Pool is just a big bath.

Often some LB annoying in front that grab your ass each time you come in and out. Have to negociate 5 minutes before getting your way.

No safe in room (though Grand hotel haven't got either).

Most rooms have poor view (facing a wall).

I hope for you that you booked the last floor rooms (best ones). But these rooms have the sink and the miror in the bedroom, not in the bathroom!!! Not very good when you want to check what's inside your noise after the shower and the girl is waiting for you on the bed...

Ok, here is a nice pic of Jasmine room :-)

Edit :

Depending the season you're going, you should stay there 2 or 3 days to see if it suits you (it could), and decide if you stay or move.

This advise is for any hotel...
