A Thai lady friend of my own girlfriend has a bar she wants to sell. Here is what the lady has told me about it (obviously you will want to try to verify some of the information yourself if you are genuinely interested in buying) ...

Location - 1st Floor (not Ground Floor) of the (new) 2-storey "Blue Rahtree" complex (http://www.r-conblue...com/rahtree.php), on Soi Buakhao, nearer the South Pattaya Road end. The entrance is a walkway between the Rehab Bar and a Tesco Lotus Express shop. It's quite close to "Action Street".

Size - Oval shape, with 15 brand new luxury bar stools (with back rests)

Equipment (all only 3 months old and in brand-new condition, not for sale separately) -

- The bar stools mentioned above

- Illuminated bar sign

- Camera Surveillance system

- "A&J" and "Best" PA/Music System

- Sony Bravia 40"+ HD flatscreen TV

- UBC HD system

- Pioneer DVD player

- Horizontal drinks cooler cabinet (approx. 1.5m long)

- Cool lighting effects/system, including coloured spotlights

- Glasses

NOTE: All equipment is apparently already fully paid for

 

Lease - 1 Year rolling contract

Rent - 6990B per month

Other Expenses - Electricity, etc

Freeholder - Complex is owned by the company that own the "R-Con Blue Ocean Hotel" next door

Key Money - Don't know

Staff - None at present

 

Stock - Beers, spirits & soft drinks

Price - Sensible Offers invited (NOTE: The price of the vacant bar before it was equipped with anything was apparently 70,000B)

Its all very well laid out in that complex, dont know how long it will take to take off but all looks nice, maybe ideal but you would need to offer quiz/pool/darts comps etc to get enough customers in there.

There are very few customers in the ground floor itself. Who will go to the first floor. It is too difficult to run a bar at this location. dont know how long it will take to take off the location. I had been once (in July 2012) there except few indians in the LB bar in the entrance nobody else there.

I know 2 guys who own bars there. I first went there in August. On my return at end of October there were a fair amount of customers around. I went in there a few times during the past few weeks and most bars were closed and some even looked vacated. I would be very cautious about invested there.

Was there earlier this month, only thing lacking is customers, I bar fined a girl, from a bar on the ground floor. was there for a few nights with bg. don't think i saw a single customer, on upper level bars. Ask yourself this, Why is she selling. Answers on a post card please.
