At 25k you have a lot of choice.

There is a hotel at the top of Soi Diana close to the Buakhao junction (opposite Robins nest). The name escapes me but I stayed there last week. It was 900 a night, was large room, flat screen TV decent bathroom, large comfortable bed etc and an elevator. I THINK their rack rate for one month is circa 18k but not sure.

Also not sure has a pool as I didnt look.

Someone will know the name but I wil try find it also. If it helps there is a large restaurant open to the street whcih includes the reception area.

Also look at Pattaya Bay Resorts Monthly rates here (two rooms options under 30k)

http://www.resort-pattaya.net/monthly-rates.html

Rack rates generally do NOT include electricity cost so add 3k approx for that I think.

Not sure if D apartment checks all your boxes but their monthly rate does and it includes electricity which a lot of places don't and you get hit up with a huge bill when checking out. No deposit required either I believe.

Would have thought the LK Rennaisance or Metropole on soi Diana or LK royal on soi buakow would be ok for you??

You cannot escape the spell or the lure of the Thai darkside Kyrano!!! Posted Image

Yes I would go with Rennaisance or Metropole. Never stayed there (I'm too cheap) but always hear good things. Plus fantastic location, can't go wrong!

thankyou for all your advice.i will check these hotels out..regards GRAZZ

The met and rennasinse you are looking at 45,000/50,000 baht a month for the cheapest rooms

For your budget of 25,000 baht a month you are looking at hotels like sutus court opey. De place

Nature view

Just stayed there for 3 weeks and was cheaper for me to pay the monthly price 23,500baht + Utilitys

of 1556baht the daily rate would have cost me 26,500.

I had a cracking time there for 3 weeks it has everything your looking for except a lift although the stairs

were no trouble for me.

It is a very busy place low and high season so you need book well in advance i will be returning again next

trip also security is very good there.

For anyone who has not booked a room at a guesthouse at Soi Buakhao, please think about Super Guesthouse

www.pattayasuper.com. Some rooms are still available for booking for November, December 2012 and January 2013.

Try sutuscourt.com.

I agree diana oasis is good, but it's very often booked up months in advance. You might want to try chaba hut, I stayed in the new rooms 27000 for the month inc electric & water. Nice big rooms cleaned everyday. Excellent swimming pool, guest friendly, but no lift you could always request a room on the 1st floor. Also even though its on soi buakhow it's set back so minimal traffic noise. Also stayed at nature view nice hotel for the price but traffic noise especially the rooms facing buakhow can be a problem. Also have to pay joiner fee if taking a 2nd guest unlike oasis & chaba hut.

A BM named Shagwell has a 54 sq meter condo for rent on Soi Bukhao for 25,000 per month. You might want to contact him.

Do they still give a daily linen change with the monthly rate?

Do they still give a daily linen change with the monthly rate?

When i stayed there Oct/Nov 3 weeks cleaning days were Tuesday/Friday twice per week.

they cleaned the room everyday but I think the linen was only changed twice a week, this was fine for me though. The cleaner was a nice lady & very helpful, I'm sure If you needed your linen changed more often you could work something out.

If you make a point to thank and tip the maid in person a hundred baht every so often, not just leaving leftover change on the dresser, she will do anything (almost) for you, regardless of the hotel policy for long term rental.
