Had a friend stay there a couple of months ago for a month, he liked the place and said he'd recommend it. They've now got the restaurant up and running I think and it all looks good.

I stayed last week.

Weekly rates were:

5000 Baht small room, facing Soi Bukhao, fridge, flat screen, hot water, internet, small balcony

7700 Baht medium room, same amenities as above, more room, small table for dining

xxxx Baht large room, same as above but more space. Included a couch and large bathroom.

They have a lift. Everything is new. Tile work is for shit though beautiful tiles bought. Sad. You could hear water squishing under the tiles in the bathroom with a dry floor.

Internet was crap the first day but they seemed to have resolved that. Water pressure was ok in shower but lite in sink. Good cleaning service. Attentive.

No pool but they have an arrangement with Sutus Court next door for 40 Baht per day. No gym.

They will spin up a package to include breakfast. I did this but wouldn't again as half the time I went to eat with friends. They also have one breakfast on offer. I asked up front about Thai food for breakfast and they agreed but seemed to be something they not even considered before. They didn't want me to order seafood or an egg with basil chicken for instance.

In the end I didn't think it was value for money and moved. Soi Bukhao is a budget market in my opinion and they're overpriced for the area. I ended up going around the corner and getting a guesthouse for 500Baht with all the same amenities. Furniture is particle board but and it's a walkup but that didn't bother me one bit.

Had to move to Maleez from Rinya house around the corner due to construction noise (which is decent for the price IMO). Also found the amount of staff hanging around the entrance of Rinya (near the kitchen) to be a bit offputting, given the number of girls I was seeing at different times of the day/night. At Maleez it was usually just the reception guy, so found it a lot more discrete. Decided on the rear facing rooms to avoid street noise, 1200bt/night. The rooms are nice, price felt on the high side for the larger rooms, but not so bad considering everything is new.

I found the reception staff really friendly. Huge comfortable bed and pillows. No in room safe which I find inconvenient (safety deposit boxes provided at reception). Had problems with the shower heater, I really hope they address this. If you leave the heating element on (standard pushbutton), it will short out after a few hours of non-use. Had the building technician come in to fix this twice, cheery enough, but reminded me to turn the heater off. If I'm drunk I'm going to forget this, as I've never had to do this with any other shower heaters (that look exactly the same). My barfines didn't turn it off either, so if they showered second I would have to remember to check the heater, else it would be kaput in the morning. Not that I care for a large bathroom, but I guess at this price the bathroom is pretty small.

I was living in the building now called Maleez long before Malee bought it. It was called M.O. Guesthouse then. When the new (Indian or Pakistani) owners bought the place, the first thing I did was ask if they were going to raise the rent (it was 5000 baht per month at the time). They insisted NO rent raise but would be doing some remodelling of the place.... no big deal. It turned out to be a complete overhaul of the building, a MAJOR construction project which was very loud and dirty. I continued staying there because they said I could move into the first room completed at no increase in rent...so I endured. It was pure hell living there during that time. When (after 6 months) the first floor of rooms was ready to be moved into, they told me the rent was now doubled. I moved out immediatedly and will never return. Shortly after that I saw on PattayaOne News that Malee was arrested for selling and warehousing millions of dollars of counterfit goods at his tailor shop/travel service on the first floor of the building. They ahd a giant storage space behind a hidden entrance. He was also caught with lots of fake viagra and cialis in the Pharmacy he ran next to his tailors shop. Look it up on the PattayOne.net website from their 2009 archives yourself.

The owner is a liar and a criminal and DON'T STAY THERE for that reason. They also tried on several occasions to jack up my electrictiy bill (they once tried to double it). When I asked to check the electric meter myself they got angry and would not let me. But there was so much construction stuff around then that I grabbed a ladder and read my meter and read the number out loud. They grudgingly lowered my bill but did so in a pouty, childish manor like I was being difficult.

I'm sorry my fist post on here is to blast a business but they deserve this negative review. I have stayed in guesthouses in Pattaya for over 10 years and never had problems anywhere else but there after Malee and his crooked family took over. I would not include his Thai wife in this as she seemed nice but the rest of his family can suck it.

The standard rooms are VERY small by the way. Fine for a very short stay but NOT for much longer.
