As you folks probably know, once you cross Sukhimvit road, the game changes dramatically. That is why the darkside seems such a good value.

 

In many parts of the world, the closer you get to the ocean, the more the real estate values go up. That's just the way it is.

65k a month is excessive for that house value, unless it just means the owners want to sell and not rent. It is a 12% yield which is huge.

I've no idea whether it is worth 6.5M, but the rent seems strangely high.

Yes, that rent seems very high, but the selling price is on the lower end for houses like this in the Jomtien to Pratamnak area.
