Price on land in Khon Kaen

GF want a plot of land back in the village to build a small basic thai house but I got absolutely no clue what prices would be in rural Isan.

Wonder if any BM know what price level for approx 120 Sq Wah water, electricity, paved road etc close by would be in the Non Than/Nong Rua area. Google Earth coordinates 16°29'58.04"N - 102°22'0.31"E.

Greatfull for any input.

Hi,

I see some starting from 800.000 - 1.500.000 Thb for a small BASIC THAI house outside KK. ( not located in a resort

with security )

You can not by land in Thailand, only your GF can do also is this a gift for your GF and her family .

Land closer to KK city is much more expensive than further away. Also paddy land is cheaper again but you have to wait around 2 years for that to be filled and settle.

Know my question wsn't very specific, sorry for that but with high number of active BM there would be a fair chance one or two had knowledge of the area. My main reason is, if ever gone buy, to avoid getting screwed to much :rolleyes: google coordinates for the village is 16°29'58.04"N - 102°22'0.31"E ( near Chumphae) and it will ready to build chanote land

Many villages now have concrete roads water/electric etc, (my village is 90km from KK & 10km from a small town, Tesco Express,7/11,Gov. Bank) I have all of these plus TOT internet, land with papers is around 200,000bht per Rai, but land nearer any town or on a bus route will be far more expensive. Also you might find someone who is in need of money quickly & will sell their land cheap

MCH, 200K, are we talking good land with water, electricity etc or paddy land?

near to Soi Dao Chanthaburi province village whit about 2000 citizens :2 ngan 800 square meter 100.000 bath,(1 ngan= 400 square meter=0,40 acre) this is little land,for building home you need 1 rai o more.

1 rai =1600 meter square=1,6 acre, 4 ngan=1 rai

comfirm land for building home in the villages with water, electricity 200.000 bath for rai.

building small basic thai house (cement,brick structure 1 floor) about 100 sq meter home,the price start to 500.000 bath up.

In 2007 I bought (wifes name) 5 Rai just on the outskirts of the village I paid 700,000bht there was a small part built house just some posts & a roof that was removed & my house was built in 2008 see pic. & as I said we have water,electric & TOT internet, over the last few years many villages have had the water,electric,roads,etc upgraded. We have many different fruit trees & an area for growing rice.

Vito, thanks for the information. The Soi Dao Chanthaburi province look rather comparable to Khon Khan and prices should be more or less the same. 200K was my estimated as well and hear other mention 150-200K in village as an acceptable price.

 

 

M.C.H. Wish I had money back in -07 and had bought then. How much would 5 rai sell for today?

Kandinsky,i think you speak about agricultural land,if it with acces road fertile ground now prices about 50.000 /60.000 bath for rai.

in 2007 i buy for my wife 20 rai prices was 30.000 bath rai,now i looking for buy new land about 12 rai,hear boss want 50k rai,but some property my tilac said sell for 60k.

Vito, thank you for the information. I might look for some rai of fertile soil in the future but for now it's only " a spot in the sun" to get out of Bangkok for a little while.

150K per rai for agricultural land close to village adjacent road which would be looked on as ideal building land. A lot of land is sold within families, aunt cousin etc and is the best way to get a good deal. Dont know cost of utilities.

Farm land can be had very cheap My wife just bought 15 rai in the ubon country side for 150k but she is a cheap charlie........
